FAQ
What owners usually ask.
How does payment for the service work?
We work on commission over booking revenue — no monthly fee, no joining cost and no sign-up charges. If the property earns nothing, you pay us nothing. Our interest is aligned with yours: the better the property performs, the better for both of us. The exact percentage depends on the property and the service you need, and we set it out in the proposal after our visit.
What is left for me to do day to day?
Nothing. We handle the listings and photography, pricing, bookings, guest communication, check-ins and check-outs, cleaning, laundry and routine maintenance. On your side, all you receive is the monthly report and the income in your account. If a decision comes up that involves costs beyond the usual, we speak to you first.
Do you handle the AL licence?
Yes. We handle the Alojamento Local registration with the relevant authorities and tell you up front what the property needs to meet the legal requirements — from insurance to safety equipment and the complaints book. If the property is already licensed, we check everything is in order before going ahead.
Can I use my own property whenever I want?
Of course — it is still your home. Block the dates on the calendar with a little notice and the property is held for you, cleaned and prepared exactly as it would be for any guest. We charge nothing for it and impose no minimum number of nights available.
How and when do I receive the income?
Every month you receive a report with nights booked, revenue generated and each cost itemised, so you know exactly where every euro comes from and goes. The net amount is transferred straight afterwards, at the same point every month. Nothing left unexplained.
Which parts of the Algarve do you cover?
We are based in Albufeira and work across the surrounding region. We prefer to keep the properties close enough that we can be there quickly when needed — so if yours falls outside our area, we will tell you straight rather than take it on and deliver a worse service.
How long until the first guests arrive?
It depends mostly on licensing and the state of the property. With the paperwork in order, around 1 week usually passes between our visit and the listing going live. If there is building work, furniture to buy or a registration to start from scratch, we give you a realistic timeline in the first conversation.
Is there a lock-in contract?
The contract runs for 1 year and either side can end it with 30 days notice. There are no penalties and no hidden costs: if at some point you want to go another way, give us a month and we hand back the property and all the information that goes with it.
